When Do I Advance A Client?
To utilize the TMM and borrower portal correctly, you must know when to advance a client through a stage to trigger the specific email.
Qualifying
When you enter a new mortgage, the client will be automatically put into Qualifying. From here, you can advance them to Starting Your Journey. To do this, click on "Move to Starting Your Journey" at the middle of the page. This will be the same process when advancing the client through any stage.

When advanced to this stage, the Starting Your Journey email will be sent to the client. The client should receive the email to set up their account, and another email to introduce them to the software and fill out their mortgage application.
The client should stay in this stage until they have filled out their mortgage application and you learn more about their situation.
Once a mortgage application is complete, the application will populate in the clients information.
If you haven't already, you should now meet with the client via zoom, phone call or in-person. Here you should review the application with the client, discuss their needs and let them know what mortgage they will qualify for.
Once met with the client, they should be aware of how much funding they can qualify for and they should understand their budget if looking for a home. You must fill out the clients credit summary and mortgage feedback before advancing them to stage 3, Homebrowsing With Confidence.
This email will be sent once the clients know their budget and are looking for a home. The client will now be able to login to TMM and view their credit summary and mortgage feedback. They will remain in this stage until they have placed an offer on a home. Once a home is found, you can advance the client to the next stage.
In this stage, we are working towards getting a mortgage commitment for the client. Once we have received a commitment from a lender, we can advance the client to stage 5.
In this stage, we are collecting documents from the client and submitting them to the lender. It is at this point that we should arrange an appraisal and connect the client with a lawyer.
When a client is uploading documents, you will receive an email from TMM with each document that has been submitted. From here, you must save that document into the clients file on Dropbox. Once you have all of the clients documents, you must submit them to the lender to be approved.
Once all documents have been submitted and satisfied by the lender, and the file is 'Broker Complete," we can advance them to stage 6.
Within this stage, the deal is very close to funding. There might be a couple items outstanding with the lender or appraiser that will be needed to complete the deal. Once everything has been approved from the lender and all documents have been signed with the lawyer, we can advance the client to the final stage and complete their Mortgage.
The mortgage is now complete and you can sleep comfortably.
