Credit summary is no longer updated when the 'Date of Credit Pull' field is updated. Agents should use the new button action.

✨ Filogix integration
CRM deals can now be linked to a Filogix deal by the Filogix Pro ID instead of the Filogix Expert App ID (both ID types are supported).
If no matching CRM deal (based on 'Firm Code' and 'Filogix ID') can be found when batch syncing Filogix deals, the integration will attempt to sync the Filogix deal to the primary borrower's most recently created CRM deal where 1) 'Loan Origination System' is set to either 'Filogix Expert' or 'Filogix Pro' and 2) 'Filogix ID' is not set. A new CRM deal will be created only if none of the primary borrower's deals meet this criteria.

Mortgages module
A field called 'Filogix ID ' has been added to replace 'Filogix Expert App ID'. Depending on the originating system of the application, this field holds either the Filogix Pro ID or the Filogix Expert App ID.
A field called 'Firm Code' has been added to capture the firm code used for the application. Both 'Firm Code' and 'Filogix ID' must be filled in when linking a Filogix deal to a CRM deal for syncing.
The 'Filogix' option in the 'Loan Origination System' drop-down field has been replaced by two separate options: 'Filogix Expert' and 'Filogix Pro'.

As agents are now working directly in Filogix Expert/Expert Pro instead of the CRM to capture mortgage and client information, this update introduces new functionality that allows agents to sync deals from Filogix to the CRM.
Additionally, since the CRM no longer needs to store all the data required for lender submissions, several CRM fields and modules have been removed to simplify the user interface.
📑 Mortgage application form
The Jotform mortgage application form has been replaced by the Filogix Expert Pro mortgage application form.
Agents must add the URL of their Filogix mortgage application form to their CRM user profile for the correct form to be linked in automated client emails (see 'Emails' and 'CRM' sections below).
If a client submits an application using the existing Jotform form, the form data will be emailed to the agent, but it will no longer be pushed to the CRM (i.e., there will be no automatic mortgage or client record creation or update in the CRM when a Jotform submission is received).
📪 Emails
The 'Complete your 10-minute application' button in the Stage 1 email templates now links to the agent's Filogix application form. Each agent's Filogix application form URL must be added to their CRM user profile for the emails to link to the correct form (see 'CRM' section below).
🔁 Finmo integration
The CRM-to-Finmo sync feature has been disabled, and replaced with a new Filogix-to-CRM sync feature.
✨ Filogix integration
All deals are now automatically synced from Filogix to the CRM daily at midnight. Only deals that were modified in Filogix within the last 24 hours will be included in this daily sync.
All deals can be synced from Filogix to the CRM on demand using the 'Sync with Filogix' button on the CRM mortgage list page. This will only sync deals modified in Filogix within the last 24 hours.
Each individual deal can be synced from Filogix to the CRM on demand using the 'Sync with Filogix' on the CRM mortgage view page, assuming that it has its 'Filogix Expert App ID' field set.

Users module
A new field, 'Filogix App URL', has been added. This is intended to capture the unique URL of each agent's Filogix mortgage application form and is used in automated client emails.
Mortgages module
A new field, 'Loan Origination System', has been added.
A new field, 'Filogix Expert App ID' has been added. This determines which Filogix Expert application is synced to the CRM mortgage.
A new field, 'TMM Portal Opt-in' has been added. The field is enabled by default. If disabled, the CRM mortgage will not be synced to the TMM borrower portal, and borrowers will not receive email updates about mortgage stage and document collection.

A new section, 'Address Information' has been added to capture the client's current residential address. This replaces the Addresses module.

📑 Mortgage application form
New fields for industry sector and occupation type have been added for the borrower to complete on the application form.
Data from these fields will automatically be pushed into the CRM (on the borrower's income record) when the form is submitted.

🔁 Finmo integration
Sync error messages now contain more detail indicating which fields may have caused the error (e.g., 'The start date field is required').
The 'Mortgage payment' field in Finmo now syncs to the 'Payment Amount' field on the CRM mortgage record.
There will no longer be sync errors caused by deleting CRM-synced borrower information (e.g., addresses, incomes, assets) directly from Finmo.
A bug that caused deleted Finmo liabilities not to be deleted from the CRM during a sync has been fixed.

🌌 Borrower portal
A new 'Documents' page has been added to allow borrowers to easily view and manage all of their uploaded and outstanding documents. Borrowers can navigate here from the slide-out menu on the left.
URLs added to the 'Credit Summary' and 'Mortgage Feedback' fields in the CRM are now clickable links in the borrower portal.
A bug that prevented borrowers from being able to access uploaded files has been fixed.

🤝 CRM
A new field, 'Business Phone', has been added to the Incomes module.
Additional dropdown options have been added to the 'Lender Type' field in the Lenders module.
New fields related to insurance and commissions have been added to the Mortgages module. The 'Insurance Status' field is updated automatically based on 'LTV' and 'Purchase Price/Value' (for purchases) and 'Estimated Value' (for refinances).
Some fields are now mandatory when moving to certain stages in the purchase and refinance journeys.
Brokerages now have the option to customize the template used for the 'Credit Summary' field.
📪 Emails
New email templates to realtors have been added to introduce the mortgage agent and request certain documents. These are automatically sent at the 'Homebrowsing with Confidence' and 'Offer Accepted - Toward the Commitment' stages.

🌌 Borrower portal
Mortgages will now be created in the borrower portal even if one of the co-borrowers does not have an email address.
If the main borrower does not have an email address, the mortgage will not be created in the portal.
🤝 CRM
A new field, 'Time of Last Login' has been added to the Clients module (under the new 'Borrower Portal Information' section). The field will automatically be updated with the time of the client's most recent portal login.
If the client's last portal login was within 7 days, their Client Activity Score will increase by 10 points (agents get the 'One of your clients is active!' email about active clients whose score is 20 points or above).
The 'Score Alert Last Sent' field on the client record will now be updated with the date that the last 'One of your clients is active!' email was sent to the agent.
📪 Emails
If one of the 'One of your clients is active!' emails was sent to agent within the last 7 days, another email won't be sent for the same client even if the client score increases again.

Changes to CRM user roles will now automatically be reflected in the borrower portal the next day.

A new field, 'TMM Portal File Number', has been added to the Mortgages module. The field will automatically be updated when a mortgage is created or updated in the borrower portal.

🌌 Borrower portal
Borrowers are now able to upload multiple files per document request.
Drag and drop file upload has been added. Borrowers can choose to drag and drop files directly or click the upload zone to select from their file manager.
During file upload, a progress bar displays the total progress of the uploads.
Borrowers are now able to submit comments independently of file uploads.
Borrowers are now able to remove previously uploaded files. When they click the 'x' beside the file name, a confirmation pop-up will appear. After confirming, the file will be removed from the portal.
📁 WorkDrive integration
Files deleted from the borrower portal will still be accessible from the WorkDrive mortgage folder, but the file name will be prefixed by 'deleted' (e.g., deleted_1708109753_Picture ID-IMG_5329).
Names of files uploaded through the borrower portal will automatically be prefixed with the document request task name (e.g., if a borrower uploads file 'IMG_5329' for the picture ID task, the file name in WorkDrive will be 'Picture ID-IMG_5329').
When a new agent is added to the CRM, their WorkDrive folder will automatically be created under the 'Client Documents' team folder and folder access will automatically be shared with them. They can access their folder under their 'Shared with Me' tab.

When a file is uploaded in the borrower portal, the status of the related CRM task will automatically be updated to 'In Progress'.
A 'Sync with Borrower Portal' button has been added to the mortgage record screen for users with the 'Administrator' profile.
Cloned mortgages no longer need to have their stage reset to 'Qualifying' in order to be automatically created in the borrower portal.
The issue with creating a mortgage during lead conversion has been fixed.
📪 Emails
The layout of the 'Documents supplied' email has been fixed for Gmail on mobile devices.

CRM
Duplicate document tasks will no longer be created when a mortgage is transitioned through stages it had previously completed.
A field for 'Current Mortgage' has been added to the mortgage record. Use this to indicate whether the mortgage is still currently registered on the property. If the mortgage has been replaced by a newer mortgage, set the field to 'No'.
Emails
Standard TMM anniversary and renewal emails will not be sent for the mortgage if 'Current Mortgage' is set to 'No'.

Tasks module:
A field for 'Document Type' has been added. This is automatically populated when standard document requests are created by the CRM (e.g., Photo ID, NOA, T4).
The 'Document Status' field has been removed. Please continue to use the 'Status' field to indicate the status of document request tasks.
Task descriptions are now provided for all standard document requests, including T1, NOA, and business financials.

WorkDrive integration
The Mortgage Map solution is now integrated with Zoho WorkDrive, a cloud storage platform, for a more automated document management experience for borrowers, agents, and brokerage admins.
CRM
When a mortgage is moved from 'Qualifying' to 'Starting Your Journey', a document folder for the mortgage is automatically created in WorkDrive.
The link to the WorkDrive mortgage folder can be found under 'Attachments' on the CRM mortgage record.
Borrower portal
When a borrower uploads a document in the borrower portal, the document is automatically uploaded to the WorkDrive folder for that mortgage.
Emails
'Documents supplied' notifications are batched into a single email for all uploaded documents by the borrower within a window of time. Links to the documents on WorkDrive are included instead of the documents being included as attachments in the email.

A new 'Consent to communication' field has been added to the Clients module. This field is updated automatically when a mortgage application form is submitted.
Mortgage application form
A new 'Communication consent' checkbox has been added to the form. When an applicant submits the form, the value from this field will be pushed to the 'Consent to communication' field on the applicant's CRM client record.
The 'Credit consent' section has been replaced with new and expanded language.

Task status can now be set to 'Rejected' (e.g., if borrower-uploaded document does not meet requirements).

Fixed bug that caused the 'Application form completed' notification to be sent to the principal broker instead of the agent whose application form URL was used to submit the application.

When a client is added to the 'Co-borrower' field on a mortgage record at any stage, standard document requests will automatically be created for them.

🤝 CRM
The 'Credit Summary' on the mortgage record now captures the information of all borrowers, not just the main borrower and first co-borrower.
Standard document requests are now automatically created for all borrowers, not just the main borrower and first co-borrower (as long as they're on the mortgage before the 'Planning Your Mortgage'/'Planning to Refinance' stage).
When a client is removed from the 'Co-borrower' field on a mortgage record, they will automatically be removed from the 'Client Roles' section (if they were the only co-borrower).
The 'self-employed' and 'FTHB' fields have been removed from the mortgage record. This information can be filled on each of the borrowers' client records.
Address and income records created when a mortgage application is submitted will now be owned by the agent whose URL was used for the application submission. If a generic URL was used, the owner of the records will default to the client record owner.
Standard users are now be able to see a field called 'Co-borrower Email' on client records to determine whether that client filled out an application with a co-borrower.
When a client record is assigned to a new owner, the client's related records (mortgages, addresses, incomes, assets, liabilities, tasks, calls) will automatically be transferred to the new owner as well.
The phone number saved in the 'Mobile' field on the lead record will be transferred to the 'Other Phone' field on the contact record when the lead is converted to a contact.
The 'Leads' dashboard has been renamed to 'Leads and Clients' with dashboard components added to track new clients created.
🔁 Finmo integration
Changes to borrowers (except the main borrower) on the CRM mortgage record will now be reflected on the Finmo deal when the deal is synced.
Fixed bug that prevented deals from syncing when credit report liabilities were deleted from the CRM.
Fixed bug that prevented addresses from syncing if the street type was not supported.
Fixed bug that caused the 'Business address' field in Finmo to be emptied during a sync.
Fixed bug that prevented assets from syncing if the asset type was 'Other'.
🌐 Borrower portal
3rd, 4th, and 5th borrowers on a mortgage are now be able to access the portal with their own accounts.
Borrowers (except the main borrower) can now be added, changed, or removed from a mortgage file at any stage (changes from the CRM will reflect in the portal at stage change).
Changes in mortgage owner will reflect in the portal at stage change.
Bank statements have been added as a document request for purchase mortgages at the 'Satisfying Conditions' stage.
The document request for picture ID now specifies that the picture of the driver's license needs to include the front and back of the ID.
CRM user changes will automatically be reflected the portal the next day. Brokerages no longer need to contact TMM Support to activate or deactivate users in the portal.
Users can now have multiple roles (e.g., you can now be a brokerage administrator as well as a broker under the same account).
📪 Emails
'Application form completed' email
The email now links directly to the client's newly created/updated CRM record.
Mortgage owners will receive an email per applicant instead of per application.
If the principal broker is also the mortgage owner, they will now receive one email instead of two.
Stage change emails
The emails will now be received by all borrowers on a mortgage, instead of only the main borrower and first co-borrower.
If agents want to ensure all emails are sent from them directly, their email address needs to be added under Setup>Channels>Email>Organization Emails.
'Document supplied' email
One email is now sent to both the mortgage owner and the compliance officer, instead of separate emails to each.
📑 Mortgage application form
The 'Credit Consent' section has been updated to state that the applicants' credit report information may be disclosed to other co-applicants and co-borrowers on the mortgage.
A separate signature box as been added for the co-applicant.

Credit Summary: exclude zero-balance liabilities.
Credit Summary: list liabilities in order of descending balance.
Credit Summary: handle scenarios where credit score, credit limit, or liability description are not available.

Fixed bug that occasionally caused liabilities to be missed in the 'Credit Summary' field on the CRM mortgage record after credit was pulled.

'Credit Summary' field now auto-populates based on the main borrower's and co-borrower's credit information once either of their credit reports is pulled in Finmo.
Notes (during stage transition) and tooltips for the 'Credit Summary' and 'Mortgage Feedback' fields have been added to remind users that this information is displayed to the borrower.
Tooltip for the 'Interest Rate' field has been added to clarify how variable interest rates are to be entered.

The following CRM data now syncs with the corresponding fields in Finmo:

The owner of a liability record will now default to the deal owner to ensure data visibility/access (this happens when the widget creates a new liability record and on deal sync).
Explanatory error message will display if a deal sync failed due to invalid borrower email address.
If a deal fails to be created in Finmo, the widget will no longer show the deal as previously synced when the widget is next opened.
Fixed bug that prevented the same CRM income or asset records from being associated to different Finmo deals.
Fixed bug that caused credit scores in the CRM to be overwritten by older data (credit information in the CRM is now updated based on the most recent successful credit pull).

New 'Compliance Officer' role and updates to notification emails
Borrower portal: mortgage summary links in emails will now take user directly to their mortgage summary in the borrower portal.

Emails: individuals assigned 'Compliance Officer' role will be copied on the "Document supplied" emails so that they will also receive a copy of the clients' uploaded documents.
Emails: emails sent to brokerage administrator and the agent who owns the mortgage file when a new mortgage is created has been updated for clarity. The same email is sent to both now.
